No, we are not real estate agents. We sell properties that we own or have an agreement to purchase, not as a listing service for other landowners.
Each property is different. We disclose all known information, including zoning, but each county has different building requirements and restrictions. Contact the county planning and zoning department for specific questions. Generally, you can use an RV, go camping, hunting, hiking, and raise animals or crops.
No, there are no hidden fees. We strive for 100% transparency. If you decide to close through a title agency, there will be additional costs, but buying directly from us involves no hidden fees.
We sell well below market value due to our unique buying strategy. We purchase undervalued properties and sell them at great prices, bypassing traditional fee-generators like real estate agents, attorneys, and title companies. We pass those savings on to our buyers.
We disclose all known information, but for specific utility access, it’s best to contact the county directly with the APN. Some properties in rural areas may not have ready access to municipal utilities.
Owner financing allows you to pay for the property over time. After the down payment, we send you the necessary contracts: Purchase Agreement, Installment Payment Agreement, and Land Contract. These documents govern your payments and title transfer. Once signed, you can set up automatic monthly payments. After the final payment, we record the deed in your name.
In addition to the monthly payment, there is a $25 monthly note servicing fee. You will also be responsible for any POA dues and property taxes.
